No plans yet? Try 180 m² as a visible example and change it to see the effect.

Used only for the sale target. Your existing property is separate from new spending.

Change the budget scenarios

Interest assumes 80% of included costs borrowed for the full period. This overstates staged construction drawdowns and excludes existing loans. These are editable scenarios, not loan offers.

Example: buying for $887,444 and building two 180 m² homes. The purchase is the recorded suburb median, not a specific site or a claim that a project is permitted.

The costs behind the number

The construction range changes with floor area, finish and, for an attached pair, the number of storeys.

Each priced line links to its source. Demolition, external works and design are separate from construction, so they are not hidden in one fee box.

What does the sale target mean?

It is the minimum price needed to recover the costs currently included. Selling costs, sale GST and the outstanding quotes would push it higher.

It is not a prediction of what a new home would sell for. That needs recent sales of comparable homes.

For an existing owner, the current property value is included separately in the sale target. It is excluded from new cash spending.

Which costs need the address?

Water and sewer charges depend on the servicing area and existing-use credits. Electricity, stormwater, title work and ground conditions also need the site.

Council reserves here use the Newcastle schedule outside the Western Corridor. Other councils and release areas are kept visibly unpriced.

What to check next

A builder's itemised quote closes the largest cost gap. Ask what it includes, what GST applies and what site work sits outside the contract.

Confirm council and water charges before relying on the budget. A certifier or planner still needs to check whether the proposed homes fit.

Source dates and cost assumptions

All money is AUD. Published benchmark tax bases are not confirmed; a separate 10% GST reserve is shown on benchmark work, with no assumed tax-credit recovery. Quotes replace benchmarks before a real decision.
